KNIGHTS VIEW BOOKING TERMS & CONDITIONS
These Booking Terms & Conditions apply to all bookings for Knights View at Khemeia Valley. By confirming a booking, the person making the booking agrees to these terms on behalf of all guests included in the booking.
BOOKINGS AND PAYMENT
A $200 deposit is required to secure your booking. Your booking is not confirmed until the deposit has been received and you have received written booking confirmation from us.
The remaining balance must be paid in full no later than 7 days before your scheduled check-in date. Payment details will be provided in your booking confirmation.
For bookings made within 7 days of check-in, full payment is required to confirm the booking.
The person making the booking must be 18 years of age or older and is responsible for ensuring all guests are aware of and comply with these Booking Terms & Conditions and our Guest Health & Safety Information.
GUEST NUMBERS
Knights View accommodates a maximum of six guests.
Only guests included in the booking may stay overnight at the property. Additional visitors must be discussed with and approved by us in advance.
The number of guests must not exceed the maximum occupancy of the accommodation.
CHILDREN
Due to the natural environment and hazards present at Khemeia Valley, including rivers, steep and uneven terrain and unfenced areas, children are accepted by prior approval only.
Please contact us before booking if you wish to bring children. We reserve the right to determine whether Knights View is suitable based on the age of the children and the circumstances of the stay.
Children must be actively supervised by a responsible adult at all times.
PETS
Pets are not permitted at Knights View.
This policy helps us protect the native wildlife, farm animals and ecosystems of Khemeia Valley.
CHECK-IN AND CHECK-OUT
Check-in is available from 10.00 am on Friday.
Check-out is by 4.00 pm on Sunday.
Any variation to these times must be agreed with us in advance.
OFF-GRID ACCOMMODATION
Knights View is fully off-grid and operates using independent power, water and waste systems.
Guests are asked to use water and power mindfully and follow any instructions provided regarding the use of off-grid systems.
Knights View does not have Wi-Fi. Mobile phone coverage may be available from the house but cannot be guaranteed.
Temporary interruptions to off-grid services may occasionally occur. Please contact us promptly if you experience an issue so we have the opportunity to investigate and remedy it where reasonably possible.
ECO-FRIENDLY PRODUCTS
Khemeia Valley is a land regeneration project, and protecting our waterways and natural environment is extremely important to us.
Only eco-friendly and septic/off-grid appropriate cleaning and personal care products may be used where they may enter our wastewater systems.
We provide suitable cleaning products for guest use. Please contact us before your stay if you have any questions about products you wish to bring.
Guests are asked to minimise rubbish, dispose of waste responsibly and leave no litter on the property.
FIRES AND WOOD-FIRED APPLIANCES
Knights View includes wood-fired appliances and fireplaces.
Guests must follow all instructions provided for the safe use of the indoor wood fires, wood-fired cooking stove and wood-fired pizza oven.
Fires must never be left unattended and must be fully extinguished or safely contained before guests leave the area or go to bed, as appropriate for the appliance.
No additional outdoor fires, campfires, candles or other open flames may be lit without our prior approval.
The use of outdoor fires or wood-fired facilities may be restricted or prohibited due to weather conditions, fire danger or Fire and Emergency New Zealand requirements.
SMOKING AND VAPING
Smoking and vaping are not permitted inside Knights View. Guests may smoke or vape outside in the designated outdoor fire area only, where the ground is gravel.
All cigarette butts must be fully extinguished and placed in the designated fireproof container provided. Guests must remain extremely mindful of the fire risk at Khemeia Valley, particularly during the dry summer months, and take all reasonable care to prevent accidental fires.
Cigarette butts and vaping waste must not be discarded anywhere on the property.
NATURE, WILDLIFE AND THE LAND
Khemeia Valley is a working land regeneration project and home to native wildlife.
Guests must respect the land, waterways, plants and animals and must not intentionally disturb, capture, feed or harm native wildlife.
Please remain within guest-accessible areas and follow any instructions regarding restricted areas, pest control operations, traps, forestry areas or land management activities.
Plants, trees, rocks and other natural materials must not be removed from the property without permission.
GUEST RESPONSIBILITIES
Guests are expected to:

treat Knights View, its contents and the wider property with reasonable care;

follow reasonable safety instructions provided by us;
-
use fires, appliances and off-grid systems as instructed;
-
supervise children at all times;
-
respect wildlife, waterways and the natural environment;
-
promptly report hazards, damage, breakages or problems; and
-
behave in a way that does not endanger themselves, other guests, our family, workers, visitors or animals.
DAMAGE AND BREAKAGES
We understand that accidents can happen.
Please notify us as soon as possible of any damage or breakages during your stay.
Guests may be responsible for the reasonable cost of repairing or replacing property damaged through deliberate actions, negligence, misuse or failure to follow reasonable instructions.
Normal wear and tear will not be charged.
PARTIES, EVENTS AND COMMERCIAL USE
Parties and events are not permitted unless agreed with us in writing before the stay.
Knights View may not be used for commercial photography, filming, workshops, retreats or other commercial activities without prior approval.
RIGHT TO END A STAY
In serious circumstances, we may require guests to leave Knights View if there is significant unsafe behaviour, deliberate property damage, unauthorised guests or animals, serious disruption, illegal activity, or repeated failure to follow reasonable safety instructions.
Where reasonably possible, we will first raise the concern with the person responsible for the booking and provide an opportunity for the issue to be addressed.
Any refund will be considered having regard to the circumstances and our obligations under New Zealand law.
CONSUMER RIGHTS
Nothing in these Booking Terms & Conditions is intended to exclude, restrict or modify any rights or remedies available to you under the Consumer Guarantees Act 1993, the Fair Trading Act 1986 or any other applicable New Zealand law.

KNIGHTS VIEW CANCELLATION & REFUND POLICY
We understand that plans sometimes change. As a small accommodation provider with limited booking dates, cancellations can have a significant impact on us. Our cancellation policy is designed to be clear and fair to both our guests and Khemeia Valley.
GUEST CANCELLATIONS
14 or more days before check-in:
A full refund will be provided, less any non-refundable payment processing fees that have been charged to us in connection with the booking.
8–13 days before check-in:
A 50% refund of the accommodation amount paid will be provided.
7 days or less before check-in:
No refund will normally be provided.
NO-SHOWS
No refund will be provided where guests fail to arrive for their confirmed booking without contacting us.
EARLY DEPARTURES
No refund will normally be provided if a guest chooses to leave before the end of their confirmed stay.
This does not affect any rights or remedies a guest may have under New Zealand consumer law where there is a problem with the accommodation or service provided.
CHANGING YOUR BOOKING
If you need to change your booking dates, please contact us as soon as possible.
We will do our best to accommodate date changes where availability allows. Any change is subject to our approval and is not confirmed until agreed by us in writing.
CANCELLATION BY KHEMEIA VALLEY
In rare circumstances, we may need to cancel a booking because Knights View cannot safely or reasonably accommodate guests.
This may include significant property damage, serious access issues, infrastructure failure, severe weather impacts or another event that prevents us from providing the booked accommodation.
If we cancel your booking, we will contact you as soon as reasonably possible.
Depending on the circumstances, we will offer an alternative booking date or a refund of amounts paid for accommodation we are unable to provide.
SEVERE WEATHER, NATURAL EVENTS AND ACCESS
Khemeia Valley is a rural property and may occasionally be affected by severe weather, flooding, slips, fallen trees or other natural events.
If an event outside either your control or ours significantly affects access to Knights View or our ability to safely provide the accommodation, please contact us as soon as possible.
We will assess the circumstances fairly and discuss available options with you, which may include rescheduling the booking, providing a credit, or a refund where appropriate.
TRAVEL INSURANCE
We recommend that guests consider appropriate travel insurance to cover unexpected illness, travel disruption and other circumstances that may affect their stay.
NEW ZEALAND CONSUMER LAW
Nothing in this Cancellation & Refund Policy is intended to exclude or limit any rights or remedies available under the Consumer Guarantees Act 1993, the Fair Trading Act 1986 or any other applicable New Zealand law.
KNIGHTS VIEW GUEST HEALTH & SAFETY INFORMATION
WELCOME TO KHEMEIA VALLEY
Knights View is located within Khemeia Valley, a large rural property and active land regeneration project.
One of the things that makes a stay here special is the opportunity to experience nature in a relatively wild and natural environment. This also means there are hazards that may be different from those found in urban or conventional accommodation.
We take reasonable steps to identify and manage risks associated with our accommodation and activities. We also ask guests to take reasonable care of themselves and others, follow safety information and instructions, and let us know promptly if they identify a hazard or have any concerns.
Please read the following information before exploring the property.
RIVERS AND WATERWAYS
There are multiple rivers, streams and other waterways throughout Khemeia Valley.
Water levels and currents can change quickly, particularly during and after heavy rain.
Please:
-
take care around riverbanks and slippery rocks;
-
do not enter flooded or fast-flowing waterways;
-
supervise children closely around all water;
-
avoid crossing waterways if you are unsure of the depth, current or conditions; and
-
use your own judgement and turn back if conditions do not feel safe.
Swimming is at your own discretion. Please consider current weather, water conditions and your own swimming ability before entering the water.
STEEP AND UNEVEN TERRAIN
Khemeia Valley includes steep slopes, uneven ground, exposed tree roots, rocks, mud and natural tracks.
Please wear suitable footwear and take additional care in wet conditions.
Some areas may not be suitable for people with limited mobility.
Do not enter steep, unstable or visibly slipped areas.
WEATHER AND NATURAL EVENTS
Weather conditions in Northland can change quickly.
Heavy rain may cause flooding, slips, fallen trees and changes to property access.
During significant weather events, please follow any safety instructions we provide. Certain areas of the property may be temporarily closed or guests may be asked to remain at or return to Knights View.
If conditions become unsafe, we will provide further instructions based on the circumstances.
If you have any safety concerns about changing weather conditions, please contact us immediately.
NATIVE BUSH AND TREES
Falling branches are a natural risk in bush and forest environments, particularly during or following high winds and heavy rain.
Please avoid walking in forested areas during strong winds or severe weather, and do not climb trees or enter areas that have been marked or identified as unsafe.
Khemeia Valley is a large, natural property, and conditions can change quickly, particularly during significant weather events. It is not possible for us to continuously assess every area of the property. We therefore ask guests to use common sense, remain aware of their surroundings, exercise appropriate caution, and avoid any area or situation that appears unsafe.
WILDLIFE, INSECTS AND ANIMALS
Khemeia Valley is home to native wildlife, insects and other animals.Multiple bee hives are located on the property, please do not approach.
Please do not intentionally approach, capture or disturb wildlife.
If you have a known severe allergy to insect stings, please bring your required medication and ensure the people travelling with you know how to assist you in an emergency.

Please notify us if you identify a wasp nest or other animal-related hazard.
PEST CONTROL AND TRAPS
Pest control is an important part of protecting native wildlife at Khemeia Valley.
Traps and bait stations are located throughout the property.
Do not touch, move or interfere with pest control equipment.
Please supervise children closely and follow any instructions regarding restricted areas or active pest control operations.
FIRES AND WOOD-FIRED APPLIANCES
Knights View uses wood fires and wood-fired cooking facilities.
Please follow the instructions provided for each appliance (if applicable).
Never leave a fire unattended.
Keep clothing, bedding, towels and other combustible materials away from fires and hot surfaces.
Children must be closely supervised around all fires and hot appliances.
Outdoor fire use may be restricted due to weather conditions or fire danger. Guests must comply with any fire restrictions or instructions provided by Khemeia Valley.
No additional fires may be lit without prior approval.
OFF-GRID POWER AND WATER SYSTEMS
Knights View operates independently of mains power, water and wastewater services.
Please use water and electricity mindfully and follow any instructions provided regarding the operation of off-grid systems.
Do not tamper with batteries, solar equipment, gas systems, water systems, pumps, filters or other infrastructure.
If something does not appear to be working correctly, please contact us rather than attempting repairs yourself.
COMPOSTING TOILET
Knights View uses a composting toilet.
Please follow the instructions provided and only place approved materials into the toilet.
Do not dispose of sanitary products, wipes, nappies, rubbish or other foreign materials in the composting toilet.
VEHICLES AND PROPERTY TRACKS
Khemeia Valley is a rural property with working tracks and vehicle movements.
Please drive slowly and carefully and follow any access instructions provided.
Be aware that people, animals and other vehicles may be present on property tracks.
Do not drive on tracks or into areas that have not been approved for guest vehicle access.
LIMITED LIGHTING AND NIGHT-TIME EXPLORATION
As a fully off-grid nature stay, outdoor lighting is intentionally limited.
Please use a torch when walking outside after dark and take care on uneven ground.
If exploring at night, remain aware of waterways, steep ground, tree roots and other natural hazards.
We recommend letting another person know where you are going and carrying a charged mobile phone where practical (although mobile coverage is limited throughout the property).
MOBILE COVERAGE AND EMERGENCY ACCESS
Mobile phone coverage may be available from Knights View but can vary across the wider property.
Emergency services may take longer to reach rural properties than they would in an urban area.
In an emergency, call 111 if you are able to do so and contact us as soon as possible.
Emergency and evacuation information is provided at Knights View. Please familiarise yourself with this information when you arrive.
CHILDREN
Children are accepted at Knights View by prior approval only.
The natural environment includes waterways, steep terrain, fires, working property areas and other hazards.
Parents and caregivers remain responsible for actively supervising children at all times and ensuring they follow safety instructions.
REPORTING HAZARDS, INCIDENTS OR DAMAGE
Please tell us as soon as possible if:

you notice a hazard;
-
an accident, injury or near miss occurs;
-
property or safety equipment is damaged; or
-
you have concerns about any area of the property or facilities.
Early reporting helps us respond quickly and keep Knights View safe for everyone.
GUEST RESPONSIBILITY
Guests are expected to take reasonable care of their own health and safety and the safety of others.
Please consider your own experience, physical ability and the conditions before undertaking activities or exploring the property.
Follow all reasonable safety instructions and do not enter areas that are closed, restricted or identified as unsafe.
OUR COMMITMENT
We want you to feel relaxed, comfortable and connected to nature during your stay at Knights View.
If you are ever unsure about an area, activity, track or condition, please ask us. We are always happy to help you make informed decisions and enjoy Khemeia Valley safely.
